This renovated home at 1132 Neal Street NE is listed for $549,000. Bought unrenovated in late August for just over $200k, it was on the market for only a week before going under contract. The sale is pending, so we don’t know the final price, but homes have been going for a litle above list price lately.
So wht do you think- bargain or hoodwink?


I spoke with the folks having the open house at 1326 Queen Street this weekend (which is listed at $539K!), and they said we’ll know the final price by this Friday. They also believe that we’ll find it closed above the asking price.
That has to be a new high for a Trinidad rowhouse. When I bought my rowhouse in Brookland in 2009, I looked at a rowhouse in very good but unrenovated condition in Trinidad, list price then was $239k. I knew Trinidad had a lot of upside potential, but it has exceeded my expectations.
Ugh, this is crazy! I’m starting to think that my fiancee and I are officially priced out of this neighborhood. I still don’t think the prices truly reflect the value of the neighborhood just yet. It feels like the prices are moving way faster than the current development…
It’s hard to tell since the photos are so small but this seems like a very simple flip job. The rooms are just gutted, opened up and refinished, the back yard even looks like just a square of mulch. I’m not saying it’s poor quality, that’s impossible to tell from these photos. just bland.
The prices in the neighborhood are moving very quickly. As a homeowner I’m tempted to cash in, but most likely i’ll wait another 3-5 yrs
Agree- photos are very small, but looks like a pretty bland reno. Not bad, just…bland.
I saw the home first hand and the kitchen was great, high end everything. The master bedroom was really eye catching as well and more unique for that style of row house. The floors were lacking IMO, but it was a great remodel over all.
Now a house at 1400 and Montello originally listed for 369K just increased its listing price to 425K. This neighborhood is getting out of hand considering I wouldn’t let my financee walk to either of these homes at 9pm at night from the bus stop or H St…
DCRA’s PIVS system (http://pivs.dcra.dc.gov/property/view) has this property being on unstable soil. But then again who isn’t on shaky ground these days.
Also though they got permits for the ‘refinishing’ there aren’t any inspections of the work done listed. So this could be a crappy flip.
FYI, a lot of the homes in Trinidad are listed as being in “unstable” soil. Interesting about the permits, though.
